Terms and Conditions

Rental Agreement
A rental agreement will be sent via a link within an email indicating confirmation and approval of booking.  Guests must sign a Rental Agreement at the time of booking in order to secure the reservation. 

Payment Policy
Guest acknowledges and authorizes Siouxland Suites Inc to charge Guest’s credit card or bank account, for all rent, deposits, extra charges incurred as a result of booking and staying, and damaged and/or missing items to the premises while occupied by the guest.  If the cost of extra cleaning, replacement or repairs exceeds the guest’s credit card limit, the guest agrees to pay the difference to Siouxland Suites Inc

Use of Property
It is agreed that the Premises shall be used only for residential purposes.  All guests in the possession, use, and occupancy of the home agree to observe and comply with all restrictions, laws and ordinances affecting the home or occupancy thereof.

All guests agree and represent that their use and occupancy of the apartment or accommodation is considered to be of a transient nature and that the apartment or accommodation is not, nor intended to be, a permanent residence.

Guest's use and occupancy of the apartment or accommodation shall not create any landlord/tenant relationship.  The rental agreement is NOT a lease and is not intended to convey to the guest any real property interest in or to the apartment or accommodation.

Guest shall not sublet, nor assign, any part of the apartment or accommodation.  This includes sites such as Airbnb, Home Suites, VRBO, Home Away etc.  Violation of this clause subjects guests to any and all applicable fines and eviction.

Guest accepts and assumes all responsibility for any/all damages or losses incurred, as a result of their stay.  This includes, but is not limited to guest's personal property and to any property, housewares, furnishings and other items provided by Siouxland Suites.  The cost of cleaning (above normal wear and tear) and repairs will be charged to the guest.

Guest agrees to notify Siouxland Suites in a timely manner in the event any damages or losses occur to the apartment or accommodation, the furnishings, the property, or the community.

Guest is responsible for the actual replacement costs for any lost or damaged keys, fobs, remotes or laundry cards provided.

Exit Cleaning Fee
An exit cleaning fee is charged for all stays.  Additional ‘Mid-Stay Cleans’ may be scheduled at your convenience (extra charges apply).
We currently have no homes that allow smoking of any kind, including vaping. Smoking is not allowed in the apartment or accommodation at any time. Violators of this policy will be subject to an additional charge to cover any lost occupancy time (the time the apartment or accommodation is vacant as we clean to the property thoroughly to get it back to non-smoking status), as well as charges to replace furnishings, linens, equipment, painting, extra cleaning, scrubbing walls, etc.

Pet Policy
If you're staying at one of our pet-friendly homes and bringing your pet to stay, please contact us for approval before booking your stay.  Each of our locations has different pet policies and approved breeds. Non-refundable dog fee + monthly pet rent (per pet) that will apply to all reservations for approved pets.  All pets must be housebroken, and cats must be declawed. Dogs must be over age 6 mos of age AND be potty trained.

General Care and Cleaning of Property
Guest/Tenant shall keep the rental unit in a clean condition, including, but not limited to, weekly dusting, vacuuming, wiping and scrubbing, especially kitchen (and appliances) and bathrooms (tub, sink, flooring, and toilet).  Tenant agrees to wash any linens provided by Siouxland Suites Inc weekly or more frequently, especially sheets, pillowcases, towels, and washcloths. Alternatively, the tenant may request housekeeping which will be an additional charge.  Tenant agrees to report any maintenance issues immediately to Siouxland Suites Inc.

Security Deposit
Our housekeeping staff works diligently to prepare each home in preparation for your arrival.   The security deposit is held for the duration of your stay in the event of a violation of our "no smoking" "no pet" or "maximum occupancy" policies or incidental damages which occurred during the tenancy.  Security deposits shall be returned to the tenant in accordance with Iowa law.

Cancellation, Refunds, and Early Termination Policy
Once a reservation agreement/lease agreement has been signed, tenant(s) / Occupants of Siouxland Suites are financially responsible for paying rent for the complete rental term, including the full extent of the 30-day notice to vacate policy.  This includes any and all deposits required by Siouxland Suites listed above in the reservation agreement, and rent for the complete rental period plus any holdover time. No refunds for early departure or non-arrival, for any rent that has already been paid, or for any application fees. If rent payment has been made prior to arrival, notice must be received more than 30 days in advance of the reservation arrival date, less $150 service charge.  No refunds for less than 30 days notice.

Non-Refundable Reservation Deposit
To make a reservation and place a furnished apartment in your name so that no one else can book it away from you, a non-refundable deposit is required at booking.  The reservation is not complete, and the apartment will remain available to others until the deposit is paid.

Move-Out/Notice to Vacate Policy
Rental agreements cannot be terminated without 30 days notice to vacate which must be made to Siouxland Suites Inc in writing.

Tenants/Guests, nor their guests or visitors shall neither hold, nor attempt to hold, Siouxland Suites Inc’s agents, contractors or employees liable for any injury, damage, claims or loss to person or property occasioned by any accident, conditions or casualty to, upon, or about the property including, but not limited to, defective wiring, the breaking or stopping of the plumbing or sewage upon the property, unless such accident, condition or casualty is directly caused by intentional or reckless acts or omission of Siouxland Suites Inc. Notwithstanding any duty, Siouxland Suites Inc may have hereunder to repair or maintain the property, in the event that the improvements upon the property are damaged by the negligent, reckless or intentional act or omission of the tenant or any licensees, invitees or co-tenants, the tenant shall bear the full cost of such repair or replacement. Tenant shall hold Siouxland Suites Inc, Siouxland Suites Inc’s agents, and their respective successors and assigns, harmless and indemnified from all injury, loss, claims or damage to any person or property while on the property or any other part of the property, which is occasioned by an act or omission of the tenant, tenant’s licensees, invitees or co-tenants. Siouxland Suites Inc is not responsible for any damage, theft, or destruction to the tenant’s personal property. Tenant shall obtain renters insurance at the tenant’s sole discretion and expense.

To book or secure a reservation:  Payment of the minimum amount due, or non-refundable deposit, is due on receipt and must be received in order to place an apartment or accommodation in your name.  Once payment is received, we will then remove that apartment/accommodation from our vacancy list.

If you cancel the reservation greater than 30 days from your move-in date we will hold $150.00 and refund the remaining amount.  If you cancel with less than 30 days to your move-in date, then no refund will be made.

After the term of the reservation has begun, guest is responsible for the entire term of the agreement and must provide Siouxland Suites with a notice to vacate as follows:

  • Stays of 30 days and greater.  Unless otherwise agreed, guest will provide a 30-day notice of departure.  The agreement will automatically renew on a month-to-month basis until a 30-day notice is received by Siouxland Suites
  • Stays of less than 30 days.  Notice to vacate is automatically given at the time of rental and the apartment/accommodation is available to rent to others based on the last date listed on the rental agreement.  

Any extension of the departure date is subject to availability and approval by Siouxland Suites.

Upon completion of the initial rental term, or at any time for guests renting a month-to-month rental term basis, Siouxland Suites reserves the right to increase the rate and agrees to provide the guest with appropriate notice.

Rental Agreements are non-transferable to another party.
